Some jobs can be left until the big “end of tenancy cleaning” or “moving house cleaning” (jobs such as dusting the tops of door frames and scrubbing the floor underneath the washing machine). Other jobs can’t be left semi-indefinitely, and cleaning the refrigerator is one of them. Here’s how:

1 Start by turning the power off at the wall or you will waste oodles of electricity and power as the fridge tries to keep cool with the door wide open for quarter of an hour.

2 Remove all the food and other bits from inside the refrigerator. Check all of them to make sure that they’re still in the land of the living. Items that are not can have a quick one-way trip into the compost heap.

3 Remove any trays, drawers or racks that can come out. Run a basin full of hot water and dishwashing detergent or soap and put them in to soak as best you can.

4 Arm yourself with your cleaning tools. It’s important to use natural cleaning products that have low toxicity as harsh chemicals can and will contaminate your food. For this reason, it’s also best to avoid using essential oils to clean the fridge, lovely and natural as they are. Few people like lavender-flavoured cheese (although fresh lavender could go quite nicely as a marinade or in a cheese sandwich, but that’s another story…). Baking soda is your best bet, as it doesn’t scratch and absorbs those smells. Use dilute white vinegar as a back-up if you need it. Also provide yourself with a small array of soft cloths, some dipped in fresh water and some left dry. An old toothbrush (not the one that you keep for cleaning the lavatory) will also come in handy.

5 Shake baking soda liberally around the refrigerator and don’t forget the door. Use one of your wet or damp cloths to scoop up some more baking soda – it will form a paste when wet – and start applying it to the sides and roof.

6 Rub vigorously at all surfaces, starting from the top and working downwards. If one of your cleaning rags starts looking an interesting colour, change it, or else have a handy basin of warm water nearby to rinse it out in.

7 Use a clean damp rag to remove the baking soda paste once you have scrubbed everything.

8 Have a good look around. If any food or other smears still remain, use the dilute vinegar and the old toothbrush to get them off.

9 Use a dry rag to dry everything off.

10 If you have one of those refrigerators with a drip pan underneath the cooling element, make sure that this is cleared out and that it can drain freely. Pour a little vinegar (full strength, not diluted) into this to deal with any mould. Yes, mould can grow inside a fridge, albeit more slowly than in a warmer spot.

11 Tackle the trays, drawers and racks. Wash these the way that you would wash the dishes, either in the sink or in the dishwasher (in the sink is probably quicker and easier, as the trays are a beast to fit in the dishwasher). Use vodka or some other strong alcohol to wipe down meat drawers or meat trays to kill any bacteria. Rinse and dry everything as normal.

12 Put everything back into the fridge. Start with the racks, etc. first, of course!

13 Keep the milk out and have a cup of tea as a reward for a job well done.

Do you remember how proud you were the first time you saw your name in print?

Most entrepreneurs feel that same flush of pride when they gaze on their new business cards. That small piece of paper represents years of planning and effort and hard work and dreams. The thrill of seeing “your name in print” on a business card is hard to beat.

Unfortunately, other people couldn’t care less. Your business card, the one you’re so proud of, is just another advertisement ? another piece of clutter to file. It’s no more or less important than any of the many business cards that cross a prospect’s desk at any given point in time.

So how do you make sure that your card is one of the few that attracts attention, gets kept, filed, and actually used when your prospect needs your product or service?

It pays to think about the reasons people keep cards to begin with. Often, it’s not for the reason you expect. Understanding this critical concept can dramatically affect the design and ultimate effectiveness of your card.

Let’s say that you install and maintain swimming pools. You meet Nancy Newcomer and have a great conversation about landscaping around in-ground pools. You’re eager to conclude the conversation by giving her your business card because she certainly displays a lot of interest in your service. She’s a “hot prospect” for sure!

Not necessarily.

Nancy could just as easily be asking because her neighbor has a pool, or because her mom had a bad experience when they installed their pool, or because she’s always liked to swim and loves plants too, or because she collects business cards and doesn’t have one with a pool on it, or because she’s new in town and you’re the only friendly person she met today.

In fact, according to Dr. Lynella Grant, author of “The Business Card Book”, there are eight reasons that someone may decide to keep your business card.

1. As a link to a potential customer or client

Let’s say you’re in network marketing, and John Johnson mentions that his wife used to be in MLM, too. She liked the business model but just wasn’t happy with the company. Odds are you’ll keep John’s card because it’s a means of contacting John’s wife about your own business opportunity.

2. As a link to a resource or a supplier

If you’re in the construction business and meet someone who sells hard-to-find lighting and fixtures, you’ll probably keep their business card.

3. As a link to a colleague

Many business people keep business cards of colleagues and competitors. Perhaps you refer business to each other during busy periods, or work together as members of an industry association.

4. For social, non-business reasons

Maybe you couldn’t care less that Kelly sells car insurance. She’s awfully cute, though…

5. For referring business – it may be passed on to someone else

If your neighbor has had a hard time finding someone who washes windows, and you meet someone who’s just started a residential window washing service, you’ll probably accept their business card and pass it on to your neighbor.

6. To update information they already have

Maybe they have an old card of yours with your old phone number on it, or without your website address.

7. “Just in case”

I kept the business card of a police officer named “Sarah Justice” just because I think she’s got a great name for her line of work (it’s called an “aptronym”). Other people keep business cards that contain useful information such as amortization schedules or lists of emergency phone numbers.

Five Ways To Step Up Your Marketing Efforts During Tough Times

Every day we are bombarded with how dismal the economy is. Fuel and food prices are rising, while real estate investments and paychecks are declining. Although it may seem illogical, this is the time when you should be stepping up your marketing to make sure you get a part of the ever-dwindling consumer pie. Why? Because customers make choices. They can buy from company A or company B. They’ve bought from both before because they have similar products or services with comparable prices and customer service. The differentiating factor is often which company is at the forefront of the customer’s mind or who is running a special or a sale. If you stop running ads now, they might forget you…but they won’t forget company B because she is running her print ad in the community newspaper every Friday just like clockwork or airing her radio spot during afternoon rush hour Monday through Friday.

Try these five marketing tips to step up your marketing efforts in a slow economy without breaking the bank:

Tip #1: Rethink your marketing copy. Make sure it appeals to customers who might be feeling the economy’s slowdown and that it hooks them so they take action now. Give them a reason to think of you first. For example, try this ad headline: “Gas prices got you down? Stop in today and get a $25 gas card with a purchase of $XX or more!” or “Bring in your government stimulus check by July 4 and receive double the face value in home improvements!”

Tip #2: Bundle your products or services. Since some customers will have to forego nonessential purchases now, you may have fewer customers. Make the most of the ones you have; encourage them to spend more by bundling your products and services. “Escape today! Treat yourself to a manicure and pedicure for just $25.” “Super savings this weekend only – Buy 2, get 2 free!”

Tip #3: Maximize your e-mail marketing opportunities. With so many e-mail marketing services clamoring for your business, e-mail marketing has become very affordable. Send a graphically appealing, postcard style e-mail to your customers once a month listing your monthly specials. Include a coupon at the bottom for an additional discount. Thinking Beyond Cleaning Office Buildings

If your business is like many other traditional cleaning companies, you started by cleaning an office, apartment building, retail store or other commercial building. Adding additional clients may have included more office buildings, medical clinics and perhaps even expanding into manufacturing facilities. But have you stopped to think about expanding into residential cleaning? Perhaps some of the people who work in your buildings have asked if you also clean houses. This is an opportunity to break into the residential market.

Even if your cleaning business is doing fine with your commercial accounts, expanding into residential cleaning is one more way to increase your profit margin. You probably have all the supplies and equipment that you need to cross over from commercial to residential accounts. And as with commercial cleaning, there is always the possibility of add on services – carpet spotting, carpet cleaning, window washing and floor stripping and waxing.

There are several benefits to residential cleaning:

- Residential cleaning is typically done during the day, so it can be easier to find employees.

- Improved cash flow for your business as payment is required after the service is performed.

- Commercial accounts usually require bidding against several competitors and requires extra time on your part to calculate and present your bid. Residential customers don’t often want to spend the time getting prices from several different companies.

- Residential customers tend to go with a name they trust and stick with that company.

So how do you make that first step from commercial into residential cleaning? First take a look at the market in your area and study the competition. Is your area saturated with residential cleaning companies? If so, make a few calls to the current cleaning companies and see what their charges are and if they are accepting new customers. There still may be opportunities available if the current residential cleaning companies are already booked up several weeks in advance.

Once you have an idea of the competition and prices in the area it’s time to start looking for residential cleaning customers. A good place to start is with your commercial accounts where you have already built up a good reputation. Send out a flyer announcing that you are now offering residential services. Or see if they’ll allow you to post a flyer on the break room bulletin board. Also, send out press releases to your local media announcing your new service. Start slowly and as your reputation builds your client list will grow.

Although commercial and residential cleaning clients are similar, there are also some major differences to keep in mind. When cleaning a home it is a more personal space and cleaning expectations tend to be higher. Cleaning homes can also have major obstacles – such as grease filled kitchens, rust stained bathroom fixtures, and pets.

Adding residential accounts to your commercial cleaning business can provide your company with another income stream. Begin by entering the market slowly and build up your reputation as a cleaning company that provides a great service and your residential client list is sure to grow!

In today’s economic environment, individuals with entrepreneurial mindsets are exploring new ideas for businesses that will not only survive in a recession, but will also thrive. The key to starting a new business is maximizing its resources while remaining lean in operations. Let’s face it: most people do not have $100,000 sitting in their pockets. So, how is it possible, then, to start a business with a minimal amount of capital? The good news is that there are literally hundreds of business concepts that can be created with less than $5,000 in start-up costs.

Businesses under $1,000

Yes, believe it or not, it is possible to start a business under $1,000. According to BusinessTown.com, there are 82 business categories that do not require more than $1,000 in start-up fees. For example, to become a Merchandise Demonstrator, start-up costs are estimated between $500 and $1,000. However, earnings can rest between $20,000 and $35,000 per year. This business requires a person who has garnered a network of business contacts to demonstrate products for one or more specific companies at trade shows and seminars. This business can be learned first by handing out samples at grocery stores, which typically pays up to $50 per day. By beginning here, the person has a launching point from which to establish relationships with larger corporations, with the ultimate goal of merchandising their products. Other examples of inexpensive businesses under $1,000 entail Lawn Care Services, Toy Cleaning and Repairing Services, Reminder Services, Professional Organizers, Motor Vehicle Transportation, and Roommate Referral Services.

Businesses between $1,000 and $5,000

The good news is that there are literally hundreds of business concepts that can be created with $5,000 or less. As reported by the aforementioned online source, 136 businesses cost between $1,000 and $5,000 in start-up fees. Most of these concepts only require a phone, desk, and a few other tools such as a list of established contacts and a passionate drive to build a steady pipeline. Some of the more interesting businesses that stood out include a Resume Service Provider, a Mobil

e Hair Salon, a Meeting Planner, a Mover, a Window Washing Service, a Vending Machine Owner, Flower and Tree Cutting and Trimming Services, and Speechwriting Services. Now, these are only eight of the 136 businesses listed, but are businesses that may appeal to a larger number of entrepreneurs, than the more concentrated, niche-targeted businesses such as an Adoption Search Service firm.

The antiquated notion that a business cannot be started without a large lump sum of money is no longer the reality. Many businesses today have flourished based off of lean operations and low start-up costs. Today’s world does not require every type of business to begin its first day in operations out of a 10-story office building with leather couches and a glitzy waiting room. Companies can start out of one’s home and see immediate results. Entrepreneurial expert Bonny Alpo, who has owned her own copywriting service since 2005, reports that the least expensive business concepts revolve around pet care, home care, and delivery and moving services.

There’s no excuse for not being able to start your own small business either as a full time effort or start off part-time until it grows.

Do you hate dirty windows? I know that is one cleaning chore that used to get put off around my house. I have come across an easy way to get those dirty windows clean and do it in record time. The supplies for cleaning all the windows in your home will cost you about $20 to $30 dollars the first time you clean them, but after that, it will cost only a few dollars a year for replacement items.

Have you ever watched a professional window cleaner? If you have, you will notice one thing all window cleaners have in common. That one thing is a squeegee. They use a squeegee because it makes cleaning windows a very easy chore. Do not make the mistake of thinking you need a huge squeegee or you will have trouble handling it. The perfect length squeegee is about 14 inches but if you can’t find one that size go down to 12 inches, but don’t get a bigger one.

Be sure and buy good quality window cleaning tools. A $4.00 squeegee will not work. Make sure you buy a good quality rubber blade squeegee. A kit with a good squeegee will come with the rubber blade, a sponge cover for cleaning, and an extension pole for high places.

Some professional window cleaners use a cleaner that is so simple you will be shocked! They actually use Dawn dish washing liquid. A little bit of this cleaner goes a long way so only use about one third of a teaspoon to two and a half gallons of water. Gently swirl around so you do not make any kind of suds. If your windows seem to be streaking a little, then go back and add one quarter of a cup of ammonia to the mix.

Once you start cleaning you will find the way that works best for you but here are my suggestions for the best cleaning. I like to take the squeegee and start on the top left side of the window and move across to the right of the window, then move down the length of the squeegee and start at the left side and go across to the right again. I do this until I reach the bottom of the window.

Some people stop after cleaning with the soap. If I am close to a water hose, I like to spray the window with water once I have done the cleaning and just squeegee the water off for a nice clean finish.. If you do not have access to a water hose, a spray bottle full of water will do. To me this just makes sure there is no soap film of any kind left on the window.

If you want to clean the inside of your windows this easy way, just be sure to put down a plastic drop cloth for the soapy water to fall on. It is not as messy as it sounds and your windows will be sparkling clean!

After I had my home broken into, I finally decided it was time to get an alarm system installed. Of course if I had any common sense, I would have thought to get one before anything like that ever happened. But as such is the case, better late than never I suppose. At least now I feel much more secure when I’m away because I know that my house is being monitored at all times.

Believe me, aside from losing some of my valuables, I think the worst feeling was knowing that my personal privacy had been violated. Some stranger actually went through my personal things! That had a greater psychological effect on me than actually losing a few personal belongings. The truth is, they didn’t take all that much. The police said it looked like teenage vandalism more than anything else. However, none the less, that stripped away my sense of comfort and security about my own home! Its a sad thing when you can’t even feel secure in your own house.

So began my quest for a good home security system. I would like to share with you what I have discovered and learned about the many different types of systems that I came across in my pursuit of the ideal home alarms system for me.

Hopefully this will act as an informative guide to give you a better idea on what you may need in regards to a good home alarm system.

First of all I have come across what I would say are the four main categories of Home Alarms Systems.

1 Do it your self systems

2.Wireless systems

3 Hard wired systems

4 Portable alarms systems

Ok so which one do you get?

The best way to determine what is the best system for your needs is to break it down into these two main categories.

Do you live in your own home or do you rent an apartment?

If you have your own home then it would be best to buy a wireless or hard wired system preferably with a monitoring service.

These will offer you the best security for your home because they come equipped with emergency response systems that can alert the right authorities depending on what type of alarm is sounded. There are many different features that you can choose from within these types of alarm systems as well. More on that in a moment.

If you rent an apartment, then your best options would be to buy a ‘do it your self’(DIY) alarm or purchase a portable system.

There are a couple of reasons for this. Namely most established home security companies do not offer monitored systems for a rented dwelling. It is still possible to have a monitored system installed of course, however you would have to make an arrangement with your landlord to split the costs, and the system would still be in his/her name.

The benefits of portable systems and do-it-your-self systems is that they can be purchased at most local hardware stores, are inexpensive and easy to install. Depending on quality and performance, the prices can range anywhere from twenty dollars to approximately two hundred and fifty dollars.

Both portable and do-it-your-self systems come with a variety of basic features depending on the cost. The cheaper systems will come equipped with a few door and window sensors , these are usually wireless and battery powered. The draw back is that the batteries need to be checked regularly to ensure your system is working properly. More advanced systems will also come with motion detectors as well as door and window sensors.You may want to get a system that is electrically powered that also contains a back up battery to ensure constant security. This way,in the event of a power failure, you can be rest assured that your system will still function.

Although these systems don’t offer the same security as home monitored systems do, they can still be quite effective in thwarting a burglary. All in all, it is better to have some security measures in place than nothing at all.

Now lets take a look at hard wired or wireless monitored home alarms systems. If you have your own home then this is definitely the best option for you.

These systems can come with a variety of features, ranging from window, door sensors, and motion detectors, perimeter sensors , surveillance cameras, panic alarm buttons and fire alarms. A good alarm company will also include professional installation, ensuring that all the main entry points are covered, that the system functions properly, and the installer will also give you a detailed explanation on how to use it properly.

The main differences between a hard wired system and a wireless system is basically the cost. Hard wired systems will tend to cost more because of the extra hardware and because the installation will be much more complex.Installing such a system will require the drilling of holes and placement of wires through the walls. There tends to be more maintenance involved with hard wired systems as well.

In my opinion,a wireless system is the best choice because of its equal effectiveness and of course its alot friendlier on the wallet.

You will have to make a decision based on your needs and budget, as a fully equipped system with all the “bells and whistles can cost quite a bit. A high end system like this can start anywhere from one thousand dollars and go up to two or three thousand dollars. This does not even cover the monitoring fee, which can usually range from twenty to forty dollars a month.

However besides having the benefit of home security, you can actualy save money on your house insurance premiums. You can get up to a 10% discount on your premiums depending on the cost and quality of your security system. So this can help offset the costs of maintaining your home alarm system.

It is always recommended to shop around as much as possible and take your time in deciding which is the right set up for you.

You’ve bought all your cleaning supplies and equipment, told everyone you know that you have started a cleaning business and now you are ready to start bidding on jobs and getting down to work. So your next step is to meet with potential clients and put together a bid for their cleaning services. But how do you know what to charge for cleaning your potential client’s building?

Start off by remembering that you are in business to make a profit and earn a living. Sometimes the tendency is to price our services low in order to get our foot in the door. Pricing your services too low may mean you will end up working for very little per hour. And more importantly, will have little left over to reinvest in the growth of your company. There are cleaning companies that charge more than others and have all the work they can handle and there are companies that have lower fees yet are struggling to find work! Don’t sell yourself short or you will not be able to earn a living off your cleaning business.

The rates for commercial cleaning vary widely depending upon the area you live. Hourly rates are anywhere from $15 to $40 per hour depending on the type of services that you provide, whether or not you’re doing the work yourself, and your company’s overhead and expenses. Monthly square footage rates could run anywhere from $.05 to $.20 per square foot depending on the type of building you are cleaning and the frequency of cleaning. You’ll be able to bid a higher square footage price for medical facilities versus office buildings due to more specialized cleaning needs. You’ll likely bid a lower square footage price for large buildings versus small buildings. For example, you may bid $.08 per square foot for a 50,000 square foot building versus $.12 per square foot for an 8,000 square foot building.

You will most likely be charging your customers a monthly price and you will need to figure that price by estimating how long it will take to perform the services that your client has requested. The more productive you or your employees are, the higher the hourly production rate. If you’re able to clean 3,500 square feet per hour, your profit will be higher than if you’re only able to clean 2,500 square feet per hour, so adjust your price accordingly.

It’s also a good idea to find out what the “going rates” are in your area. A few phone calls to competitors may be necessary to get an idea of the basic charges in your area. Use a script when you call so you can compare apples to apples. So what do you say when you call? Try something like, “Hi, I have a small business office that I would like cleaned once a week. It is 3000 square feet and has two small restrooms. Can you give me a rough estimate of what you what you charge per month?” The person may or may not give you an estimate. Most contractors will insist on walking through the building, but it is worth a few phone calls so you have a ballpark figure on what cleaning companies in the area are charging.

To estimate what you should charge for cleaning a building, start by doing a walk-through with the building owner or manager. Keep track of the following:

* Frequency of cleaning (once a week, three times a week, five times a week). If frequency is one or two times per week, it’s best to estimate your time and multiply by your hourly rate. If cleaning 3 or more times per week you can estimate your time by the square foot.

* Overall square feet

* Types of floor surfaces and square footage of each (carpet, vinyl flooring, ceramic tile)

* Types of rooms – general office, break room, restrooms. Also note the number of toilets/stalls and fixtures in each restroom, as well as the types of restroom supplies used.

* Any special considerations – heavy traffic areas, elevators, unusual requests, etc.

* Make note of the specific services the client is seeking such as emptying trash, dusting, restroom cleaning, mopping and vacuuming.

The following services are specialized services and you should bid them separately, and list a per-service charge on your bid:

* Stripping and Waxing (.25¢ – .50¢ per square foot)

* Buffing/Burnishing (.03¢ – .07¢ per square foot)

* Machine Cleaning of Ceramic Tile floors (.12¢ – .21¢ per square foot)

* Carpet Cleaning (.12¢ – .25¢ per square foot)

* Carpet Spotting ($20 – $40 per hour)

* Cleaning appliances (microwave, refrigerator) – $10 – $35 per appliance

* Window Washing ($1.00 – $5.00 per pane)

Make sure you take enough notes so you can put together a realistic price that is fair to the client and one in which you will make a profit. After your first meeting with the client, go back to your office look through your notes and decide what it will cost you to clean the building. You may have to consult a production cleaning rate chart to determine how long it will take you and your staff to clean the building. Once you have an idea of how long it will take to clean the building you can put your cost estimate together:

* Estimate the time it will take by using a production cleaning rate chart or calculator.

* Determine your labor cost for cleaning the building one time.

* Determine your monthly labor cost to clean the building.

* Estimate a monthly cost for supplies. This will be a fairly low figure, perhaps 1 or 2% of monthly sales.

* Be sure to add in a profit margin!

Add up the figures and you will come up with your monthly cost. If you have access to a bidding calculator you will be able to put in a series of numbers and come up with a price. A bidding calculator will also show what profit you can expect to make. It is also advisable to add a first time cleaning charge. This is usually an hourly rate of perhaps $20 – $25 an hour. The first time you go through a building it will take longer and you may find the previous cleaning service may have left dirt in cracks and crevices that you will have to clean the first time through.

Once you have your price established, put your bid packet together. Your bid packet should specify what you are responsible for and what the client is responsible for (buying their own trash can liners, restrooms supplies, etc.). It should also include the monthly charge for cleaning services, how long the agreement is for, and the procedure to cancel the contract if either party is unhappy.

It is important to learn how to price your cleaning services so your customers know you are providing a professional service at a realistic price and so that you make a profit. After all, if you do not make a profit you won’t stay in business very long!
